Basic floor plans and elevations are enough; bring drawings or finish selections too if you have them. For a home that’s already built, I work from your photos.

Before you book

Do I need finished plans?

No. Basic 2D floor plans and elevations are enough to start. I choose what they don't show, and you see those choices in the stills and can change them in your two revision rounds. If you have detailed drawings or finish selections, bring those too and I'll match them as closely as the images allow.

I don't have plans yet. Can you help?

Not until you have them. I make images from plans; I don't draw or change them. An architect, designer or builder draws the floor plans and the elevations (the drawings of each outside wall). Once you have both, book a call. They don't need to be finished.

What does it cost?

Stills are $750. The Plan Package, stills and a walkthrough, is $1,100. If you'd like to see one image of your own plan first, that's $250, and it comes off the stills if you order them within 30 days.

How long does it take?

3–5 business days from complete plans. Rush is 48 hours, for 40% more.

How do I pay?

A $100 deposit reserves your spot and comes off the final price. You approve the stills first. The balance is due before the final files are sent: full-resolution images, video and the disclosure package.

Who owns the images?

Once the invoice is paid, the images and video are yours: use them for marketing, listings, submittals and presentations, as often as you like. Your plans stay yours. I use them only to make your images.

What if a render doesn't match my plans?

I fix it free, every time. A missing window, an extra door, a fixture in the wrong place: that's my mistake, not one of your revision rounds.
